How much should I budget for my renovation?

This is probably the most commonly asked question, yet one of the most difficult to answer.  As a Design-Builder, Briar provides a fair, accurate estimate for your renovation.  Another contractor may claim to be able to do it for less, but it is “Buyer Beware.”  We will do your project without compromises.

A couple recently came to us requesting a complete renovation of their kitchen.  We presented a budget which we knew would cover the cost of doing everything right.  Unfortunately, the husband found a “guy” that could “do it for less”.  Shortcuts were taken, compromises were made.  The result was a poorly prepared subfloor, resulting in uneven and cracked tiles.  It had to be redone.  The floor tiles were removed; the in-floor heating was unsalvageable.  The granite counters had to be pried off, the base cabinets uninstalled, tearing down the backsplash destroyed the drywall behind it, and the plumber and electrician made return visits to disconnect the plumbing, sink and garburator.   So please remember what Briar President, Jim Bahnuk always says, “the ONLY short cut is to do it right the first time.”

Consider another scenario.  IKEA advertises cabinets from $199 per linear foot.  Nothing wrong with that and perfectly legitimate, however a kitchen is far more than just cabinets.  This is where Briar steps in and excels.  First there is demolition and removal of the existing kitchen, perhaps structural changes such as adding an opening into the dining room or creating a great room, a new sub-floor and flooring, upgraded electrical to accommodate layered lighting, plumbing modifications, solid-surface counters tops and a unique backsplash, and appliances chosen to match your specific culinary needs.  Briar has the experience and expertise to do your job right, the first time.
